Deck cleaning and staining: real Hudson Valley pricing, board by board

Hudson Valley winters are hard on decks, and by late summer most need more than a rinse. Here's what Lux actually charges, starting with the most common job: a wash, prep and fresh seal or stain coat on a 200–400 sq ft deck starts at $1,850. A smaller deck up to 200 sq ft starts around $1,295, a 400–700 sq ft deck around $2,775, and very large decks from about $3,885.

That maintenance coat assumes the surface is sound. A full restoration — strip and sand back to bare wood before finishing — adds $620. Complex railings or spindles add $380, and including stairs adds $210. Peeling coatings and soft or rotted boards are confirmed from photos before we schedule, so the price you're quoted is the price you pay.

When boards are past saving, repair is a fixed package, not an open-ended hourly meter: up to 5 pressure-treated boards replaced for $650, 6–10 boards for $970, and 11–20 for $1,430. Stair tread packages and cedar or composite upgrades are priced up front the same way.

Deck work is weather-window scheduled — stain needs dry days and the right temperatures to cure properly — so we book into the next honest window rather than promising a date the forecast won't keep. Photos get you an exact price for your deck before anyone climbs the stairs.
